This regex matches strings containing both 'Area' and either 'UP' or 'CP' as substrings, using positive lookaheads to verify their presence. The lookaheads don't consume characters, so the captured groups will include the full remaining text after each assertion. It's useful for validating or filtering branch or regional office identifiers that must include both an area designation and a UP/CP marker.
